A walkthrough and an easy conversation, at no charge. You’ll know whether we’re the right fit before anything else happens.

We dial in the look and feel together, so every decision after this has a direction.
03 As-Built & Layout
We measure what’s there and explore layout options. You get the options and a target budget range.
04 Selections
Room-by-room boards, with projected cost beside every choice, so there are no surprises later.
05 Construction Documents
A complete, build-ready drawing set: the same set the crew builds from and the permit office reviews.
06 Proposal & Permits
A fixed price on the defined scope, with allowances for what can hide behind the walls. Then we pull permits.
07 Build & Field Support
Design stays connected to the crew through the finish, with the same team answering questions until the last detail is installed.

Keen Eye Build was founded by Richard and Lynsey Keenan, and design and construction aren't handed off between separate departments here. We're both involved from the first walkthrough to the final one, so what gets designed is planned with the build in mind, and the crew understands the intent behind the design.
Richard spent 20 years in the field (framer, carpenter, foreman, superintendent, and construction manager) before he and Lynsey founded Keen Eye Build. He brings that field perspective into design and is on our job sites regularly, making sure the work is going the way it should.
Lynsey leads design, guiding clients from first concept through selections, and stays connected to Richard and the crew until the last detail is installed.
Keen Eye Build serves North King and South Snohomish Counties, from Seattle and the Eastside (Bellevue, Mercer Island, Redmond, Kirkland, Sammamish, Bothell, Woodinville) north through Lynnwood, Edmonds, Mill Creek, Mukilteo, Everett, and Snohomish.

PROJECTS
Tylo Residence
This mid-century modern kitchen was opened up into an adjacent, little-used family room, with storage built into the end of the fireplace as part of the beverage peninsula.
In the primary bath and closet, a floating vanity island splits the space into his and her sides, each approached from its own side with its own sink, faucet, and mirror. The double-sided mirrors swivel to serve the closet areas, so every angle is visible.
Bloudek Kitchen
This 1912 home had a kitchen stuck in the 1970s, with the original buttercup Formica countertops and vinyl flooring. Demolition revealed the ceiling had been dropped, which made room for a vaulted ceiling and a skylight to bring in more natural light. Nothing was plumb or square, and the east wall was sagging.
We fabricated an angled beam on site to follow the new ceiling line and carry the east wall. Oak flooring matched to the original wing of the house replaced the vinyl. Custom solid-wood cabinetry with integrated appliances wraps the kitchen and continues into a pantry and bar, and soapstone countertops pair with hand-painted designer tile to bridge old and new. The bar, glass cabinets, and pantry window have custom leaded glass, and the integrated wine storage is fitted with antique solid-brass hardware.
The ceiling was finished in individually placed beadboard planks, running from crown to peak more than 15 feet up.
Snohomish Whole-Home Remodel
A whole-home remodel in Snohomish, stripped down and built back: the kitchen, a library, the primary and secondary baths, the powder room, the laundry, and custom built-ins throughout.
The kitchen is built around a large stained-wood island, with a stone-clad range alcove and skylights overhead. The library got floor-to-ceiling bookcases with a rolling ladder. In the primary bath, a freestanding tub sits in an arched niche beside a walk-in shower with built-in shelving, and each of the smaller baths has its own wallpaper and vanity.
